Company

Clavis Japan Corporation operates accommodation assets from a base in Chuo-ku, Tokyo. Since 2014 we have run hotels, licensed short-term rentals and monthly-stay apartments as principal.

To be the operator an owner would choose again.

What an accommodation asset requires of its operator keeps changing. Labour is scarce and getting scarcer. Rates hold where guests are satisfied and fall where they are not, so service quality and margin are the same question, not competing ones. And for owners approaching the asset as an investment, what matters in the end is what it returns.

We work alongside developers, investors and property owners on those terms. An operating model built around the specific asset, and pricing driven by data rather than habit — with the return on the asset as the measure of whether we have done our job.

History

August 2014

Company foundedBegan operating short-term rental accommodation in Tokyo, serving inbound travellers through OTA distribution and multilingual guest handling.

2020

Operating through the border closureInbound demand stopped. Working within the permissions already held, we redirected the properties toward domestic extended-stay demand and repriced accordingly, bringing occupancy back above 85% by that autumn.

January 2022

Hotel operationTook on the operation of a 41-room hotel in Chuo-ku, Tokyo. Cloud PMS, smart locks and online check-in were implemented from the outset, with staffing designed around them rather than reduced afterwards.

Today

Taking on new mandatesWorking with property owners and developers on assets where the operating structure has yet to be settled, or where scale places them outside what larger operators will accept.

Prior to founding Clavis Japan, held positions at Tokyu Land Corporation, Mitsubishi UFJ Trust and Banking Corporation, Capmark Japan and Asia Pacific Land Japan, across real estate development, investment and asset management.
